Warwick Investment Group Continues to Grow its European Residential Platform with the Acquisition of an Office-to-Residential Conversion Near Notting Hill Gate

London, March 12, 2025 – Warwick Investment Group has grown its European residential portfolio again with the acquisition of 11 Palace Court, W2, a striking Queen Anne Revival property north of Hyde Park near Notting Hill Gate. This purchase marks the firm’s first investment into Kensington and bolsters its strategic focus on prime residential development.

The Palace Court building, with planning consent for an office-to-residential conversion, will undergo a full redevelopment to restore its original use as a luxury residential property. With planning permissions already secured, the transformation will create high-quality, essential family homes, including spacious duplex apartments and a separate mews house with a private entrance on Ossington Street. The redevelopment is set to begin next month, with anticipated completion in mid-2026.

Situated a short stroll from Kensington Gardens, 11 Palace Court is perfect positioned between the Whiteleys and Queensway redevelopments to the east and Notting Hill to the west. The duplex residences will be developed to the highest standard, featuring bespoke interior design and a newly installed passenger lift.

This acquisition enhances Warwick’s growing London rental portfolio, which now includes 24 properties across Belgravia, Marylebone and Mayfair. It builds upon Warwick’s other recent redevelopment projects at 44-46 Seymour Place and 94-96 Park Street.
